Housing guide

Types of accommodation in Melbourne

Melbourne offers a wide range of housing options for international students. Here are the most common, with honest information about costs and what to expect.

🏘️

Homestay

~$300–$400 AUD/week (inc. meals)

Live with an Australian family. Typically includes bedroom, meals, and laundry. Ideal for students who want a structured environment and English immersion at home.

✓ Benefits

  • Meals & utilities included
  • English immersion
  • Supportive environment

✗ Consider

  • Less independence
  • House rules apply
  • Quality varies
🏢

Shared Housing

~$180–$350 AUD/week (room only)

Rent a room in a shared apartment or house. Very common near Melbourne CBD — Carlton, Fitzroy, Southbank, and Richmond are popular areas for students.

✓ Benefits

  • More independence
  • Meet other students
  • Good value

✗ Consider

  • Bills on top of rent
  • Must cook own meals
  • Lease required
🏨

Purpose-Built Student (PBSA)

~$350–$600 AUD/week (studio)

Modern student-only apartments with private rooms, security, and communal areas. Providers include Scape, Iglu, and UniLodge in Melbourne's CBD and inner suburbs.

✓ Benefits

  • Bills often included
  • Security on-site
  • Furnished rooms

✗ Consider

  • Higher cost
  • Minimum lease periods
🛏️

Private Rental (Solo)

~$340–$500+ AUD/week (1-bed flat)

Renting your own apartment. Maximum privacy and flexibility, but requires a rental history, references, and a bond payment (usually 4 weeks rent).

✓ Benefits

  • Full independence
  • Your own space
  • Wide range of locations

✗ Consider

  • Most expensive
  • Harder without rental history
  • Bond + all bills
